Choosing an Agent

HOW SHOULD I CHOOSE AN AGENT?
Successful REALTORS^® have some common characteristics. Learn how to recognize them. Look for an agent who meets the following criteria:

• WORKS WITH UTMOST INTEGRITY AND HONESTY 
  - All the EXODUS Network REALTOR^® agree to providing service based on integrity and honesty. We follow up on our referrals to make sure our customers are satisfied.
• IS A FULL TIME AGENT  
  - A full time professional is typically able to provide more extensive and timely information for you. Their livelihood depends on doing a great job! All EXODUS Selected Agents are full time.
• IS A MEMBER OF THE MLS
    - Any REALTOR^® that you choose to work with should be a member of the local Multiple Listing Service (MLS). When a REALTOR^® places your home in the MLS, all of the agents in your community have access to information about your home. An agent from any company can show your home to buyers and write an offer on your home.
• IS SOMEONE YOU FEEL COMFORTABLE WITH  
  - You should choose a REALTOR^® who has a personality you can relate to. Sometimes the chemistry between people is not right. If this is the case with an EXODUS agent, just call us, and we will refer you to another agent. We believe you should feel comfortable and we will work with you until you are.
• IS SOMEONE WHO LISTENS TO YOU AND UNDERSTANDS YOUR NEEDS
    - When you complete a buyer or seller profile, the information you provide about your moving intentions and concerns is forwarded to the Selected Agent who can best meet your needs. This allows the agent to begin preparing a great research or marketing plan for you even before you meet. EXODUS also follows up with all referred families to make sure that they are satisfied with the agent's communication skills.
• HAS A LIST OF SATISFIED CUSTOMERS AND CLIENTS 
  - Satisfied customers are one of the best indicators of a great REALTOR^®. The EXODUS process is helpful because we track each referral we give and document customer comments about each Selected Agent. If our customers are not satisfied, neither are we.  The EXODUS Network asks each potential Selected Agent for a list of past customers and clients. We contact several of the references and consider the feedback they give us regarding their own experiences with the agent. A REALTOR^® may become a Selected Agent only after providing evidence that past customers and clients were satisfied.
• HAS A DYNAMIC MARKETING PLAN
   - A good agent will be able to provide you with their plan for marketing your property. These plans should include things such as:
  • Provide you with a Comparative Market Analysis with a recommendation for pricing your home competitively, enabling you to receive a fair market price in as short a time as possible.
  • Placing your home in the local Multiple Listing Service
  • Installing a yard sign
  • Advertising your home
  • Creating informative materials about your home
  • Providing prospective buyers with neighborhood and community information
  • Holding an Advertised Open House
  • Contacting each REALTOR^® who shows your home to get feedback on the showing
  • Maintaining weekly contact with you, informing you of marketing activities and any changes in the marketplace
  • Providing you with professional Negotiating Representation and Advice Following-up on the Sale of your home ensuring appropriate steps are taken in a timely manner

Annual Renewal as a Selected REALTOR<sup>ï³µp> is dependent on integrity, maintaining exemplary customer service and professionalism. The EXODUS Network selects individual agents, not entire companies. All referrals to these agents are given through a licensed Broker. Referrals are given to agents who pass through the screening, evaluation & annual renewal process.

* Definition of Staff: Selected Agents are NOT staff of the EXODUS Network. They are independent contractors who have been prescreened and continually submit to our strict evaluation processes regarding their customer service, integrity, professionalism and real estate.

Selected Agents are individual REALTORSï³µp> all around the country. EXODUS referrals are passed from EXODUS' Broker to the licensed Broker that a Selected Agent is affiliated and licensed with. Becoming an EXODUS Selected Agent allows these agents to receive referrals from EXODUS, without changing their affiliation with their local broker.
